Website, app or interactive one-pager? A 2026 guide to real estate website development in Saudi Arabia

Key takeaways

  • Internet use in Saudi Arabia reaches 99% of the population, and 68% of web traffic is on mobile, so a project is judged on a phone first.
  • An interactive one-pager is the fastest thing to launch: one measurable link that replaces the PDF brochure, shared by QR code and WhatsApp.
  • A bilingual website is the long-term home of the project: live inventory, embedded 3D and 360° tours, and the address Google indexes.
  • An app earns its place after launch, when buyers, residents and sales teams return to it again and again.
  • Most developers need all three in sequence, built from the same content so nothing is paid for twice.

Most buyers meet a Saudi off-plan project through a link forwarded in a group chat. If that link opens a heavy PDF, the buyer has to pinch, zoom and scroll before they see anything useful. Many never reach page two.

The choice in front of a developer is not really "website or app". It is which digital front door to build first, and how the three options connect. This guide compares them and suggests an order.

Why does the format matter so much in Saudi Arabia?

Internet use in the Kingdom reached 99% of the population in 2023, according to the Communications, Space and Technology Commission. In September 2026, 68.27% of web traffic in Saudi Arabia came from mobile devices, against 30.36% from desktop, according to StatCounter.

Google also ranks sites on their mobile version. In its own words, "Google uses the mobile version of a site's content, crawled with the smartphone agent, for indexing and ranking." A project page that works well on a laptop but poorly on a phone loses both the buyer and the search ranking.

Off-plan adds pressure. In 2023 alone, Wafi licensed 101,942 units for off-plan sale. Buyers are comparing many projects they cannot visit yet, mostly on a phone, often inside WhatsApp.

Option 1: the interactive one-pager

An interactive one-pager is a single, fast web page for one project or one launch. It replaces the PDF brochure with one link that opens instantly, in Arabic or English, and shows the essentials: renders or a 3D tour, unit types, a payment plan summary and one clear call to action.

  • Best for: a new launch, a sales event, a campaign or a single tower.
  • Why it works: it is shared by QR code at events and by WhatsApp in chats, and unlike a PDF, every open and click can be measured.
  • Limits: it is not built to hold a whole portfolio or to rank for many search terms.

Option 2: the bilingual website

The website is the permanent home of the developer and its projects. It is where Google sends searchers, where investors check credibility, and where every campaign eventually points.

  • Best for: developers with more than one project, and anyone who wants to be found through search.
  • What a 2026 developer site needs: Arabic and English versions, live unit availability, embedded 3D configurator and 360° virtual tours, and lead forms connected to the CRM.
  • Limits: a full website takes longer to build than a one-pager, so it is rarely the right thing to wait for before a launch.

Option 3: the mobile app

An app makes sense when people come back repeatedly. For buyers that means tracking payments, construction progress and handover. For residents it means services, notices and community. For sales teams it means inventory and lead management in the field.

  • Best for: after the sale, and for internal sales teams.
  • Limits: nobody downloads an app to look at a project they have not decided on yet. For first contact, a link always wins.

Side by side

  • Interactive one-pager: one project or launch; opens from WhatsApp or a QR code; fastest to launch; measurable clicks; light on SEO.
  • Bilingual website: the whole portfolio; found through Google; slower to build; strongest for search and credibility.
  • Mobile app: buyers, residents and sales teams after the first contact; needs a download; strongest for repeat use.

Which should you build first?

For most Saudi developers the order follows the project:

  1. Before launch: an interactive one-pager for the launch, ready to share on WhatsApp and at events.
  2. During sales: the bilingual website with live inventory, the 3D configurator and tours embedded, and every campaign pointing to it.
  3. After the sale: an app for buyers and residents, and a sales app for the team if inventory moves fast.

The key is to build all three from the same content. The renders, 3D models and unit data made for the one-pager should feed the website and the app. If each is commissioned separately, you pay for the same building again and again, a pattern covered in our PropTech 2026 guide.

Where H&H fits

H&H Technology builds bilingual websites, iOS and Android apps and interactive one-pagers for developers, integrated with CRM, ERP and PMS. An AI sales agent can sit on top, trained on the developer's inventory, pricing and payment plans, to answer buyers on the website, app and WhatsApp in Arabic and English.

The same pages can carry an Ultrascape 3D configurator for off-plan units and a LiDAR virtual tour for completed ones.

A checklist before you brief anyone

  • Does the project link open quickly on a phone, inside WhatsApp?
  • Can a buyer switch between Arabic and English without starting again?
  • Can buyers see which units are still available, and the payment plan?
  • Can we see who opened the link and what they clicked?
  • Does every lead go straight into the CRM?
  • Will the content we build now be reused on the website and app later?

FAQ

Is an interactive one-pager better than a PDF brochure?

For sharing, yes. A one-pager opens instantly on a phone, works in Arabic and English, can embed 3D and 360° content, and shows you who opened it and what they clicked. A PDF does none of that once it leaves your hands.

Does a real estate developer in Saudi Arabia need an app?

Usually not for first contact. An app is most useful after the sale, for payments, construction updates, handover and resident services, and for sales teams managing inventory. For new buyers, a fast link works better than a download.

Should the website be in Arabic and English?

Yes. Buyers search and read in both languages, and investors from outside the Kingdom need English. Build both versions from the start rather than translating later.

How do the website and the 3D configurator work together?

The configurator is embedded in the project pages, so buyers can explore units, finishes and views without leaving the site, and every enquiry is captured by the same lead form and CRM.
